Me: “We are starting with our guest house first and building a cabin kit which includes materials. Just need someone to help assemble it!”
Him: “I usually build $1.2-$1.7M homes. But I’ll entertain this project. Do you know how much it costs to hire a GC? This is what a GC does…. [proceeds to list most things I’ve already done and organized personally]. What do you think that costs?
Me: “Yeah that’s great. Most of that is done already. It really depends on each contractors rates. Depending on the person it could be anywhere from $30k-$50k and up.”
Him: “Uh yeah, that’s right. You’ve done some homework.”

- Rachel McCash Cronin Robyn Brown if I’m being completely honest— 💯 trial and error and learning as we go. During an architect + builder interview, they told us about soils testing, PERC and foundation testing. So we got that done. Including figuring out who can excavate the three 3x’ 8’ holes —trying it ourselves, crashing our rental back ho, needing to buy the back ho, and then hiring it out to a professional so we could book the soils test crew. Then as we finished up blueprints, our architect asked for our site plan. So then we had to research the 25 steps in developing and creating a site plan and hire the company and crew that does that. Very much “on the job” training.
