After a 3 month rigorous approval process, our bank DECLINED to approve our builder to build our home. 😭😭😭😭😭😭😭😭😭😭😭😭😭😭😭😭😭😭😭😭😭😭😭😭😭😭. If anyone knows a general contractor that is already VA construction loan approved—that loves A-frames, that will allow my husband and I to build everything not requiring a license, that is familiar with building 💯 off-grid, that can price labor WITHOUT materials included because we are ordering a cabin kit, please drop below. We honestly can’t take another 3 month delay to try to approve someone new and feel devestated we lost our perfect builder. 😭😭😭😭😭😭😭😭😭😭😭

Mike Kasper May be easier to change your loan than find a qualified builder. Too many restrictions and hoops to jump thru for VA loans.
Rachel McCash Cronin Mike Kasper that might be true but with all the entire construction process—its a good guarantee if they can be approved they will also produce a great home that will appraise for the amount we are approved or higher. It sucks but it’s also a good indicator of quality work. I’m sure the VA has their guidelines because they’ve been burned in the past, and these guidelines prevent potential bad things from happening again
Rachel McCash Cronin Though we had GREAT FAITH our GC would be approved. His portfolio and attitude were incredible. It’s truly devastating he wasn’t but the reason he wasn’t approved is also a good thing for us to be aware of in hiring a new GC

Mario J McCash Well – it seems like your perfect builder should have known that they did not have what was necessary to qualify for such a project from a regulatory perspective. Shame on them. They should as a form of compensation put it upon themselves to find you a suitable replacement. That’s what I think. They need to share in the responsibility of this debacle, fiasco, disaster, screw-up, etc. my opinion.
